What income do you require from applicants?

I close on my first rental next month. I'm trying to set my screening rules before I list it. What income do you require? I keep seeing three times the rent.

I use three times the rent, before taxes. I ask for two recent pay stubs or an offer letter.

Whatever you pick, write it down and use it for every applicant. That keeps you consistent and protects you if anyone ever says you treated them differently.

I also look at how long they've been at their job and whether they paid their last landlord. The last landlord is the most useful call you'll make. Call the one before the current one too, since the current one might just want them gone.

One more thing if you're near Pittsburgh or Philadelphia: those cities don't allow you to turn someone down because part of their rent is paid by a housing voucher. Check your city before you write your rules.

Thank you. I didn't know about the voucher rule. My property is outside the city, but I'll check.

Congratulations on your first rental property. Three times the monthly rent in gross income is a very common standard among landlords. This gives you a reasonable cushion to ensure the tenant can afford the rent along with their other living expenses. Some landlords go a bit higher if the local market commands it or if the applicant has high debt. Whatever multiple you choose, make sure you apply it consistently to every single applicant to keep your screening process fair. Always verify the income with pay stubs or tax documents rather than just taking someone's word for it. Keep in mind that income requirements and rules can vary by state and local municipality, so it is always wise to check your local landlord tenant regulations before finalizing your criteria.
